Please note:

• Concept Alternatives were generated from feedback received from Community Workshops #1 & #2, key considerations noted underneath the concepts, informed by analysis completed by the project team and vetted by the Waterfront Master Plan Advisory Committee.
• You may combine or divide proposals for each concept for each focus area. E.g., you may choose to like A1 and B2.

Key Considerations

• A3 and B3 are the same in both concepts.
• A4 and B4 are the same in both concepts.
• Public restroom integrated into new development.
• Sidewalk widening increases public space while preserving parking.
• Public parking integrated into ground floor of full service hotel to replace parking removed at street ends.
• Most of the area illustrated in this focus area is owned by the City.
• Morro Bay Boulevard connects Downtown Morro Bay to the waterfront in this area via Centennial Parkway stairs. Connections to Downtown and updated design guidelines will be a key part of the plan for implementation of the Waterfront Master Plan in this focus area.
