Focus Area 1

Review the concepts, proposals, and key considerations for Focus Area 1. Let us know which proposals you like, which proposals need improvement, and which proposals should be removed from consideration.

Please note:

  • Concept Alternatives were generated from feedback received from Community Workshops #1 & #2, key considerations noted underneath the concepts, informed by analysis completed by the project team and vetted by the Waterfront Master Plan Advisory Committee.
  • You may combine or divide proposals for each concept for each focus area. E.g., you may choose to like A1 and B2.

Key Considerations

  • Park and Recreation (PR). The PR district is intended to identify and maintain areas for active recreation, including city parks and other areas that support recreational activities. Uses include parks, playgrounds, campgrounds, picnic areas, sports fields, golf courses, recreational clubs, and other appropriate recreational uses. This district implements the open space/recreation general plan/LCP land use plan land use designations.
  • Visitor Serving Commercial (VSC). The hotel is proposed on the portion of the site that is within the VSC district. This district is intended to provide areas for visitor-oriented services and uses located at easily accessible locations and tourist destinations. A range of visitor-serving uses are allowed, including Hotels and motels, Restaurants, Retail, and Recreation. Residential uses are allowed in certain areas. This district implements the visitor-serving commercial general plan/LCP land use plan land use designation.
  • The area adjacent to Morro Creek is subject to flooding and coastal hazards. Any structures must be built above base flood elevation and meet maximum height requirements from average natural grade.
